So why would you use April Homes?

The simple answer?

At Bury St Edmunds based April Homes we believe that constant communication is key, and this involves doing more than just valuing a property, marketing it and finding a buyer. It also includes ‘sales progression’.

At April Homes, it’s all about good old-fashioned communications and ‘sales progression’ or – in other words – the art of keeping an agreed sale together through the legal conveyancing process all the way through to ‘completion’ day (a day otherwise known to most as moving day)!

We’ve recently concluded a sale which has reminded us of the importance of the need for constant communication and ‘sales progression’ from the moment an offer is accepted through to ‘completion’ day.

April Homes accepted an offer on a property where the purchaser’s property was being marketed by a well-advertised upfront-charging national online estate agent.

Now they are cheap as chips and the resulting fiasco demonstrated perfectly the old adage that you get what you pay for.

Selling your home isn’t just about marketing and finding a buyer, it’s also about:

  • making sure the buyer is actually in a good position to proceed with the purchase
  • seeking updates from conveyancing solicitors, along with other agents in the chain
  • communicating any issues with both buyer and seller clients
  • making sure the property is accessible for surveys (both mortgage valuations, and home buyers/structural surveys)
  • generally being contactable to provide assurances, guidance, help, etc

All of these were missing with this particular transaction.

And if you’re sceptical, this is what our buyer client had to say about us as against their upfront-charging national online estate agent:

“From the minute we sold our house they [the online agent] were useless in helping us to completion. They didn’t pass on any messages throughout the chain and were very unhelpful. Gareth at April Homes was more helpful to us than our own estate agents.”

Recently – as noted in a roundtable event held by conveyancing solicitors – a lack of ‘sales progression’ with sales falling over at, or before, exchange of contracts is increasing* and this is due in no small part to the rise of low-cost online agents, who simply do not have the income to do the job properly.

April Homes are estate agents in Bury St Edmunds, Newmarket and Cambridge. So, if you’re thinking about making a move in 2019 and want to talk to an estate agency that’s fully engaged in the ‘whole’ sales process and not just the marketing, please contact us – we will be very pleased to help.
